Zanzibar Trips Participation Terms & Conditions

1. Purpose of the Trip

The Zanzibar Investor Trip is an immersive 5-day, 4-night experience designed for individuals who wish to discover Zanzibar's real estate market, its economic environment, its investment opportunities and its lifestyle.

The programme consists of morning property visits across three distinct locations (Nungwi, Fumba, and a third strategic area), with all afternoons left free for participants to explore the island at their own pace. Meetings and exchanges with local professionals and developers are organised as part of the morning sessions.

2. Inclusions

The price of the trip (599 € per person) covers exclusively:

  • Accommodation for 4 nights.
  • All breakfasts.
  • Welcome dinner on arrival.
  • Investor debrief session.
  • Guided morning property visits across 3 locations (Nungwi, Fumba and one additional area).
  • Transfers and transport provided for the morning property visit sessions.
  • Support from the Make Real Estate team.
  • Logistical coordination by our local partner.

3. Exclusions

Unless expressly stated otherwise in writing, the following are not included:

  • International flight tickets.
  • Visa fees.
  • Meals not expressly listed as included.
  • Personal expenses.
  • Optional à-la-carte activities (quad, snorkelling, boat trips, beach clubs, etc.) — these are available through our local partner at additional cost, assessed on request.
  • Personal purchases.
  • Gratuities.
  • Bank charges.
  • Transfers and transport outside the official programme.
  • Early check-in, late check-out, or any other hotel service not provided in the official programme.
  • Costs related to a voluntary extension of the stay before or after the trip dates.
  • Zanzibar's mandatory tourist insurance ($44 per person).
  • Any service not expressly listed as included.

Participants are advised to choose a flight arriving ideally before 5:00 PM on Day 1 in order to attend the welcome dinner.

4. Registration & Payment

Registration is initiated by contacting Make Real Estate via WhatsApp or email. A booking is only considered confirmed upon receipt of the payment or deposit requested by the organiser and written confirmation from Make Real Estate.

Places are limited and allocated on a first-come, first-served basis. Make Real Estate reserves the right to refuse any incomplete or unpaid registration after the stated deadline.

5. Accommodation

Each participant is accommodated in a single room for the entire duration of the stay.

Special requests will be considered where possible but cannot be guaranteed.

6. Programme Changes

The communicated programme is provided for guidance only. Make Real Estate and Headway's Safari reserve the right to modify:

  • Timetables.
  • The order of activities.
  • Visited locations.
  • Accommodation.
  • Restaurants.
  • Speakers and guides.
  • Any other component of the stay when circumstances require it.

Such adjustments shall not give rise to any refund, provided the general spirit of the trip and the overall quality of services are maintained.

7. Health & Administrative Requirements

Each participant declares that they are fit to travel and to take part in the planned activities. It is their responsibility to:

  • Verify the validity of their passport.
  • Obtain their visa.
  • Take out any insurance they consider necessary.
  • Comply with applicable health requirements.
  • Travel with any medication or treatment they may need.

The organiser cannot be held liable for a refusal of entry or for any missing administrative documents.

8. Participant Responsibility

Each participant travels as a responsible adult. The participant agrees to:

  • Respect the laws and regulations applicable in Tanzania and Zanzibar.
  • Respect local customs.
  • Follow instructions issued by Make Real Estate, Headway's Safari, guides, drivers and other staff.
  • Behave respectfully towards other participants and local service providers.
  • Not compromise the safety or smooth running of the stay.

The participant remains solely responsible for their actions, decisions and behaviour throughout the trip.

9. Conduct & Exclusion

Make Real Estate and Headway's Safari reserve the right to immediately exclude from the trip any participant whose behaviour:

  • Endangers their own safety or that of others.
  • Disrupts the smooth running of the trip.
  • Constitutes an offence under local law.
  • Damages the image or reputation of the organisers or their partners.

In such a situation, no refund may be claimed. All additional costs incurred as a result of the exclusion shall remain the sole responsibility of the participant concerned.

10. Limitation of Liability

Make Real Estate acts as organiser and facilitator of the stay. Headway's Safari acts as local tour operator and is responsible for logistical coordination, transfers, certain activities and operational delivery of the programme.

The liability of Make Real Estate and Headway's Safari is strictly limited to the services expressly included in the official programme.

Neither Make Real Estate nor Headway's Safari can be held liable for:

  • Flight delays, rescheduling or cancellations.
  • Refusals of entry.
  • Administrative or customs decisions.
  • Loss, theft or damage to personal belongings.
  • Accidents occurring during activities not provided for in the official programme.
  • Travel undertaken outside the official programme.
  • Consequences arising from failure to follow instructions.
  • Acts or omissions of independent third parties.
  • Consequences resulting from the participant's personal choices.
  • Any event of force majeure.

11. No Investment Advice & No Guarantee of Results

The trip is exclusively informative, educational and exploratory in nature.

Visits, exchanges and meetings with developers, real estate professionals, lawyers, entrepreneurs or other speakers do not in any way constitute personalised financial, tax, legal or accounting advice. No information shared during the stay should be construed as an investment recommendation.

Make Real Estate, Headway's Safari and their partners offer no guarantee of:

  • Financial return.
  • Rental yield.
  • Future capital gain.
  • Financing.
  • Administrative authorisation.
  • Any result linked to an investment.

All investment decisions rest exclusively with the participant.

12. Relations with Developers & Service Providers Met During the Trip

The participant is free to contract or not with any real estate developer or other service provider encountered during the stay.

Any contract concluded between the participant and a third party is entirely independent of Make Real Estate and Headway's Safari.

Make Real Estate and Headway's Safari cannot be held liable for the quality, performance, profitability, timing or consequences of contracts concluded between the participant and such third parties.

13. Cancellation by the Participant

All cancellations must be submitted in writing. The following conditions apply:

  • More than 60 days before departure: 90% refund of amounts paid.
  • Between 60 and 30 days before departure: 50% refund of amounts paid.
  • Less than 30 days before departure: no refund.

14. Cancellation or Postponement by the Organiser

Make Real Estate and/or Headway's Safari reserve the right to cancel or postpone the stay in the event of:

  • A political, health or security event.
  • A natural disaster.
  • Travel restrictions.
  • Force majeure.
  • Any circumstance making the organisation of the stay impossible or unreasonable.

In such a case, amounts paid will be refunded or carried over to a future edition, with no further compensation.

15. Force Majeure

Neither party shall be held liable for the non-performance of its obligations where such non-performance results from an unforeseeable, unavoidable event beyond its control, including in particular:

  • Natural disasters.
  • Epidemics.
  • Strikes.
  • Civil unrest.
  • Conflicts.
  • Government restrictions.
  • Administrative closures.
  • Any other event constituting a case of force majeure.

16. Right to Use Likeness

Photographs and videos may be taken during the stay for communication, promotional and documentation purposes. Unless a written objection is submitted before departure, the participant authorises Make Real Estate to use their likeness on its communication channels, including:

  • Website.
  • Social media.
  • Newsletters.
  • Promotional materials.
  • Commercial presentations.

This authorisation is granted free of charge.

17. Governing Law & Dispute Resolution

These terms and conditions are governed by and interpreted in accordance with the law of the United Republic of Tanzania. Any dispute relating to their interpretation, validity or performance shall fall under the exclusive jurisdiction of the competent courts of Tanzania.

18. Acceptance of Terms

Confirmation of registration (whether by payment, deposit, or written agreement with Make Real Estate) constitutes full and complete acceptance of these participation terms and conditions. The participant acknowledges having read, understood and accepted all of the above provisions prior to joining the trip.
